  • "We had an amazing time at Primrose."

    Kate was so helpful and her communication from booking was excellent. The house itself is spotless, it probably one of the best properties we have stayed in. Kate has thought of everything, the house is very well equipped with everything you need and all of the highest quality. The location of Primrose is perfect for exploring both sides of the Cornish coast and the meadow at the front of the property is lovely. We have moved on to another property for the second week of our Cornish stay and it is nowhere near as nice as Primrose. We regret not booking for 2 weeks. We would highly recommend this property to anyone and we hope to return one day. Sarah, Simon and Chester the dog

  • "By far the best property we have stayed in with so much attention to detail from the owners who we felt rented their home rather just about the income."

    This was so noticeable throughout the property finishing and contact with the owner so caring. Wanted to keep this lovely place and perfect for our four legged friend but can’t speak highly enough. Would be back in a heart beat to this idyllic place and position.   • "I booked Primrose on Riverside for a family trip of 6 adults & 2 dogs for a one week stay."

    Subsequently with the help of the owner I secured a 2nd house on the development to extend the trip to 9 adults & 3 dogs. We had a great time. I think there are 7 houses on the Riverside development which is tucked away in a tiny hamlet with the river across the green & camel trail behind. It was really easy to find with the owners excellent directions & picture instructions. Some houses are lived in full time others holiday lets. Which in my opinion keeps the place not only looking nice but it’s also felt very safe. Primrose is finished to an extremely high standard with John Lewis & Joseph Joseph equipment. It feels very high end providing a lovely & unexpected feeling of luxury. Big comfy sofas & dining table & chairs as well as two breakfast stools up to the kitchen counter. There is also a log burner with wood provided. It had been 30 degrees when we arrived but by the end of the week evenings were down to 16! So we did enjoy a rather warm & cosy evening on our last night. My Son & his girlfriend stayed in the downstairs double room with our two dogs able to wonder from the living room. There is a stairgate to stop them from coming upstairs. My husband & I had the master suite which is huge with walk in wardrobe space. Our daughter was going to stay in the 2nd guest suite & would have been very comfortable but it remained unoccupied as she chose to stayed in the master suite of the other house. But Primrose is plenty big enough for 6 adults. Every room has a bathroom. It works extremely well. There are 5 or 6 large steps to the deck but an alternative route via a general slope to the ‘front door’ if like my Dad he found them a bit of a challenge after we wore him out. There is a car port & space for a second car at each house. There is plenty of space & all 9 of us gather here for supper a couple of times. The kitchen is big enough for more than one cook & it didn’t feel over crowded. The deck at Primrose is completely covered & bifold doors open up to extend the space as one. There is a long table & bench seats & with a chair at each end we were very comfortable. It was an added bonus we could all be in one house together relax & to share a meal. There are plenty of glasses crockery & cutlery. Not like some places that sleep 4 so provide 4 of everything! The fridge dishwasher & washing machine were all well used. Not so much the freezer but it’s there & nice to have ice. There are two other comfortable garden chairs & hanging egg chair on the deck & lots of space for our doggy stuff & shoes. The owner was delightful & available by text message when I had a silly question to ask & always responded quickly engaging in conversation not just a blunt response. I thoroughly recommend Primrose & have nothing negative to say about it.

  • "Our stay at Primrose was one of the best accommodation we have booked."

    The host was lovely from the moment we booked. Primrose itself is top notch and have everything you could want there. It’s quiet, comfortable and well looked after. We have very busy work lives which makes primrose perfect for us to chill and relax. Our kids loved playing in the meadow in front of the house and we got to relax in the porch watching them. All in all we were extremely happy with everything and will definitely return.

  • "We spent a very enjoyable week staying in Primrose."

    Probably the best property we have stayed in. It was an exceptional house and immaculately presented in a delightfully quiet and peaceful location, ideally situated to explore Cornwall. Kate, the owner, was a great host and always responded quickly to any messages we sent.   • "We just had a fabulous week at Primrose."

    The property was in a lovely location over looking the meadow, beautifully furnished, well equipped and spotlessly clean. Kate was extremely helpful and responded to any questions very quickly. We had some lovely trips to Padstow, Rock, Port Isaac, Fowey and Watergate bay which are all only a short drive away. We also enjoyed relaxing at the property with a glass of wine on the veranda! Access to the Camel Trail is a 2 minute walk away and perfect for exercising the dogs. We’d definitely love to return!

  • "Without doubt the nicest place my wife and I have stayed in."

    The location is quiet and peaceful in a beautiful environment. Primrose would be our perfect property to live in because it is incredibly well designed, built and furnished and was ideal for an elderly relative too. The owner made contact with us shortly after we booked it and was very helpful throughout our stay. We found Primrose spotlessly clean and we were grateful for a generous welcome hamper. Primrose was the perfect warm comfortable place to return to after a day out and we would love to go back one day. Thank you so much !

  • "Wow, what a fabulous holiday."

    Right from the time of booking the host was attentive and so helpful. Lots of information on finding property etc. Arriving at the property we were blown away, it is literally a home from home. Exceptionally clean and well equipped with super comfy beds. We found it a little warm for us and being techophobes couldn't figure out the heating. Our wonderful host called us and talked us through it and even asked her lovely neighbour to help (it was actually really easy) We had booked a dog friendly cottage before in Cornwall and ended up booking into a hotel as it was just so awful. This couldn't be more different. So clean and I love that dogs are not allowed on furniture etc, makes a much nicer stay for the humans

  • "What a truly fantastic stay we had at Primrose !"

    Highly highly recommended. The property was absolutely spotless, fantastically equipped, spacious, well decorated and the outdoor area was a breath of fresh air. Literally and metaphorically ! The private, gated meadow that the property sits within is tranquil, picturesque and ideal for little ones | dogs to expend some energy. Location is well suited to be able to explore much of what Cornwall has to offer; within 1hr of St Ives, Padstow, St Agnes, Watergate Bay, Rock beach… the list is endless. The host, Kate, was so friendly, thoughtful and clearly cared about the enjoyment of our holiday. We couldn’t have asked for more ! Can’t wait to return, we’ve already been recommending Primrose to friends who like to visit Cornwall ! This really has been one of our very best UK holidays ! :). Thank you so much !

  • "My family and I including our dog Bella, loved this house, it is in a lovely location, ideal for visiting all locations of Cornwall, and although we did not make use of it the Camel trail is within a 2 minute walk from the property."

    The property itself was fabulous the owner has everything inside perfect including fixtures and fittings, (my one small gripe would be the television channels, and understanding how the TV actually tuned in to other channels that were available). The owner was texting me upon arrival to make sure everything was in order and that we had arrived safely, a nice touch. We will definitely visit this property again if we visit Cornwall, although to be honest the drive is quite tiring from North Wales. Thank you Kate for letting us use your property for the week.

  • "Primrose is a beautiful lodge, in lovely surroundings."

    It was a real home from home. Fully equipped kitchen. Comfortable lounge, with plenty of board games for when the weather lets you down! The beds are extremely comfortable, and little touches like automatic night lights are great. We’ll definitely be back!

  • "A lovely comfortable property, very clean and new; more substantial than it looks from the listing."

    The setting is beautifully quiet; no traffic noise just the birds and the stream that runs through the meadow in front of the house. The veranda is very spacious and lovely to sit out on, especially with the egg chair!

Nestled in the hamlet of Hellandbridge near Bodmin, Rural Cornwall, is this stunning three-bedroom house, Primrose.

Enjoying an superb location in the Camel Valley, sitting in a secure gated meadow, overlooking the Camel river with the Camel Trail directly to the rear.

Primrose is a luxury dog-friendly dwelling for a group or family of six and their two pooches.

Park-up in one of two off-road parking spaces before making your way into your new holiday home.

Step into the beautifully decorated open-plan living space, where you can look forward to impressing your guests with delicious meals, whipped up in the sleek and well-equipped kitchen, ready to enjoy over a celebratory bottle of fizz at the dining table for six.

If the weather is nice, why not dine out on your private veranda, with shared meadow where your four-legged friends can stretch their legs?

After dinner, sink back into the generous sofas in the sitting room and select a much-loved film from the TV, as your canine companions take up their favourite spot in front of the crackling woodburning stove.

Just off the sitting room, you will find a handy utility cupboard housing a washer/dryer.

Completing the ground-floor is the first of three well-appointed bedrooms, a double served by a stylish bathroom.

Keen walkers and cyclists will delight at having the famous Camel Trail right on their doorstep, where you can soak up the impressive views and scenery for 18-miles across the moor and over to Padstow.

Head over to Bodmin, where you will find a good selection of pubs and restaurants, including the Hole in the Wall and The Hive, as well as supermarkets and convenience stores to stock up on essentials.

The town also offers the attractions of Bodmin Town Museum, Bodmin Keep and the 18th-century Bodmin Jail Attraction for those wishing to step into history.

Venture further into the moors where you can enjoy nature trails for both walkers and cyclists in the Forestry England – Cardinham Woods with on-site café providing gourmet food, hooking your catch of the day at the Temple Trout Fisheries or hiking through the moors with Moor View Alpacas.

Continue onto Lostwithiel, where you can brush up on the local history at the Lostwithiel Museum and sample the delights of The Globe Inn, or travel further to St Austell, home to the St Austell Brewery, Kidzworld Adventure Play and easy access to the popular South West Coast Path.

Further afield, you will find Padstow, here you can adopt your own lobster hatchling at the National Lobster Hatchery, tuck-in to fresh and local seafood at the Prawn on the Lawn, catch a ferry over to Rock, or embark on a sealife safari.

Bodmin, the one-time County Town of Cornwall with its narrow streets, shops and pubs, is perfectly placed for exploring all that this fabulous holiday area has to offer. The outstanding surf, rugged cliffs and hidden coves of the north coast beaches and the quieter sands and river estuaries of the south coast are both 15 miles away while on the edge of town is the fascinating museum and haunting presence of the old Bodmin Jail. The popular Camel Trail for cyclists and walkers also winds its way through the town on its journey to the sea at Padstow. Close by are the open spaces and wind swept grandeur of Bodmin Moor while the incomparable Eden Project (11 miles), Falmouth’s National Maritime Museum (30 miles) and the beautiful harbour town of Padstow with its famous pubs and restaurants (16 miles) make for great days out. Also within easy reach and ideal for a fun-filled day out, guests can visit Lanhydrock House, the small town of Fowey and Charlestown with its Tall Ships, The Eden Project and Lostwithiel.
