  • "A very warm welcome from Laura explaining all that was available."

    The cake and tea was a lovely touch. The cottage is comfy, clean and warm. Negative comments about a busy road, absolutely no problem as was being on a working farm! What was, not actually a problem but a concern. The cold tap in the kitchen, had to be aware that it didn't always turn off properly. The bathroom fittings, shower flow and the loose toilet seat needs attention. This all being said we did have a lovely time. A big THANKYOU to the owners!!!

    Host party is excellent. Location is very good and a pleasant view. One small item need attention: I, (Structural engineer and building surveyor by profession) would recommend Kitchen sink tap and bathroom Wash hand basin tap should be a mixture tap.     Very quiet and relaxing. Only had a problem trying to work the shower initially. We did contact the ower regarding this who attended, and would have liked a better flow of water. Toilet seat was wobbly. Tried tightening down a bit but not very successful. O

  • "Crockery very limited which made the 12 place dishwasher redundant."

    Had `to ask for a microwave dish and ice cube tray. Future visitors should be aware that it is self catering in its most basic form. No salt or pepper pots, not a teabag in sight, not even a basic welcome pack most owners provide. It lacked forethought on the owners' part. In the twin bedroom one bed was unmade. Appearances do count. On the day of departure we were asked at 9.00 if we were going to be long!

  • "Asking for thoughts immediately after arrival (Sykes) is far too early."

    The cottage was clean and comfortable and had everything needed. Laura was exceedingly.helpful. On your website (Sykes), the wetroom showed a fold down seat in the shower area. This was missing. Laura, very kindly, found a shower chair. She explained that Sykes had been out and taken new photos but the site had not been updated.

  • "Wonderful cottage - loved it."

    Only problem is that Mum is wheelchair bound, and I have severe mobility issues so although the gate closing times have not been a problem in the past, they have been an issue this time. Laura and the family have offered to open/close the gates, but this causes problems for them if they want to go out! But - I am sure we will return .....

  • "Finding a cottage during the Covid 19 epidemic was not easy as people had clearly had the same idea."

    However the location of Larks Rise Cottage caught my attention due to access to the Peak District, Cycling possibilities and good pubs. It far exceeded my expectation. We had a glorious week. The cottage was plenty big enough for the three of us. The Wifi worked. The owners were on hand if needed and the cottage had all that was specified. An ideal spot if you are prepared to get out and make your own entertainment.

    We loved its position both on the farm, and in the surrounding area. The cottage was easy to live in with its comfy sitting area and well equipped kitchen. There was access to the wonderful Peak District and the little town of Leak. We can't wait to visit again.

  • "The owner of this cottage had not put any of the recommended measures in place with regards to covid."

    Prior to booking, we had read the document provided by Sykes in which guidelines are clearly described for both owners and guests. We were encouraged by this and felt optimistic about this break, our first since March. However, the owner greeted us by opening the door of the cottage herself and going in ahead of us. We didn’t follow her in. Subsequently, we found there were no cleaning materials, soap or sanitiser at all. Plus, basic kitchen equipment was missing and just a few sheets of toilet paper were left. Fortunately, we always bring loo roll with us. However, all this caused us to have to speak to the owner when we had expected and wanted a contact free time. It was all very unsettling and shook our confidence. The owner had not checked the property, having trusted that someone else would prepare it properly. We were given the missing supplies and we hope that future guests will have no such issues. We telephoned Sykes to inform them of our concerns but all they could say was that their guidelines on covid are just that and they can’t make them mandatory. Apart from this, the cottage was reasonable. We would have liked net curtains on the bedroom windows as there was little privacy. The outside space was better than expected with a patio area overlooking fields.

  • "What a wonderful place to take a well-earned restful break!"

    Chickens in the garden and sheep in the next door field; hills, fields and trees as far as the eye can see- exactly what we needed. The cottage is relatively spacious, with all amenities needed (wi-fi was a little intermittent at times). Very clean and very comfortable, (shower though not bath). Friendly owners, live on site, so on hand for anything. Great value fresh eggs for sale daily (and a free box on arrival). Short drive in to Leek and 40 mins from Rudyard Lake- which is beautiful. A great place to go for the peace and views alone. Thank you for a great stay.

This lovely, stone-built annexe is attached to the main farmhouse within the grounds of the owner’s working farm, in the small hamlet of Bradnop, near to the historic town of Leek.

Cosy and welcoming, this traditional cottage is perfect for a couple or a small family wishing to discover the rugged beauty of the Staffordshire Peak District and beyond.

All on the ground floor, with splendid views of the rolling open countryside, when you step inside this property you’ll find that it has been furnished with convenience and flexibility in mind.

There are two comfortable bedrooms, one double and one twin, as well as a wet room with a shower.

You’ll also find an open plan living area, featuring lovely exposed beams and a well-equipped kitchen, not to mention comfy seating and a dining area in which you can enjoy an evening meal with your loved ones.

Outside, to the front of the cottage is a patio with furniture, making this a great spot to take in the sights and sounds of the farm, as well as the views of the countryside beyond.

The Peak Wildlife Park is just down the road and with its large walkthroughs, allowing you to come face-to-face with exotic animals, it makes for a great day out.

For any keen horse riders there’s Beaver Hall Equestrian Centre close by and for those who enjoy walking, there are endless stunning trails, including Dovedale, with its rocky slopes and woodland.

For the thrill-seekers in your party, Alton Towers is just a short drive away, as are the delightful market towns of Leek and Ashbourne, offering a tempting array of antique shops, real ale pubs and restaurants.

BOTTOMHOUSE

Bradnop 3 miles; Leek 5 miles; Hartington 9 miles.

The hamlet of Bottomhouse is small and pretty and is set in the Peak District National Park on the western edge. Leek is close by and has many antiques shops for visitors to explore. Also nearby are the market towns of Ashbourne and Buxton. The Manifold Cycle Track is nearby and is a lovely route for cyclists to follow and walkers can enjoy taking in the views of The Manifold Valley and Dovedale. With so many pretty villages boasting good pubs close by and Alton Towers just a short drive away, everyone will be catered for in this wonderful holiday location.
