  • "The cottage was lovely, nice and cosy overlooking green fields."

    It was spotlessly clean. Very close to Bodmin town centre,with a good choice of supermarkets. It is very well maintained and well equipped with everything if not more than you would have at home. Fantastic attention to detail. A lovely greeting by John the owner, after a long journey John had set out a delicious cream tea. Already recommended to others and would love to visit in the summer.

  • "We stayed at The Coach House while visiting family in Bodmin for Christmas."

    Its location was ideal. We received a warm welcome from John; afternoon tea was laid on the table and bubbly awaited us in the fridge. He popped in periodically as we were having problems with the sound on the TV following a storm. Nothing was too much trouble. Even a storm lantern was provided following power cuts. The cottage is extremely well equipped with a full set of kitchen appliances and all the utensils and crockery you could wish for. Beds and sofas/chairs were very comfortable with plenty of books and games to help us relax. With its efficient heating, we felt very warm and cosy in the cottage. We look forward to returning.

    They gave us lots of useful information about the area - places to visit, to eat etc. and they were very helpful and obliging. We loved the property particularly the little secluded balcony. Very clean and comfortable. We would definitely recommend it to people who want a lovely peaceful retreat within easy reach of many of Cornwall’s quaint villages and interesting places to visit.

  • "Fantastic holiday."

    The cottage is excellent, finished to a high standard, clean and in a beautiful setting. It is the perfect location for exploring and only 30mins from the Eden Project and Lost Gardens of Heligan. There is a lovely, private area for morning tea or a relax after a busy day. Parking is guaranteed each day upon your return from a day of sightseeing. The host, John is very helpful and had lots of leaflets and suggestions for days out. A delicious afternoon tea greeted us upon arrival. I highly recommend this property and will certainly be returning. Thank you.

  • "My husband & I had the most wonderful stay at The Coach House even though the weather was on the damp side."

    It is located at the end of a pretty lane/drive which was a mass of bluebells, dry stone walls covered in mosses, with rabbits & squirrels running freely. This property is extremely well equipped & has been well thought out to maximise the space & comfort of those staying. The cleanliness was outstanding, all the furnishings & equipment are of a high standard. Everything is tastefully put together, no add hock / second best here ! The little patio is a delight to sit out for that coffee or glass of something, & listen to the birds singing ( there is some traffic noise, but nothing can be done about that ). The owner is friendly, a mine of knowledge & only to happy to help in anyway ( he also lives next door, which is convenient should there be any problems ). On arrival, he had laid out delicious pastries to take with our tea. There really wasn’t anything that was too much trouble, he really cared we enjoyed our stay ! There were plenty of DVDs, games, puzzles, books, & the Wifi was excellent . Highly recommend this property !

  • "Amazing 7 nights at the Coach House."

    The owner, John, has been very welcoming. Pleasant surprise on arrival with scones, clotted cream and jam ready on the table. Although the weather was not great throughout the week, John provided us with a handy list of indoor activities we could do as well as lesser known little Cornwall beauties to explore and visit. The accommodation was perfectly located with great facilities around for food shopping but tucked away enough. Would definitely recommend!

  • "We really enjoyed the week and Jon was an excellent host with the scones on arrival a lovely touch, Jon checked on us and gave us some good tips on where to go to eat and walk with our dog as it was too hot for the first few days which is unusual."

    The cottage is lovely and the only feedback we would say is that we didn’t realise it was on the main A30 road so we heard a lot of noise and the veranda in the pictures it had a lovely two seater and two patio chairs to go with the table, which wasn’t there when we stayed, the chairs where a bit too low for the table. However apart from that it was an excellent stay and Jon was a great host. Thank you

    We were sorry to hear that the patio furniture affected your stay. We only became aware on the day of your arrival that the original setting had become damaged and needed replacing. There was insufficient time to do this before your arrival and so we used our own furniture in the meantime. New items were ordered and are now in place. Property Owner

    When we arrived he was there to greet us, and had left a lovely cream tea, which was very much appreciated, after our long journey. He is very knowledgeable of the history in Cornwall, and gave us hints and tips of where to visit. The cottage was spotless and had everything we needed for our stay. The location was down a private drive, and very peaceful, yet not too far from shops. We will definitely return. 10 out of 10 from us.

  • "A very nice property."

    Well presented, extremely clean with everything you could require for a relaxed stay. Our dog particularly enjoyed sitting viewing the rabbits outside her window and kept her amused for several hours! My only slight criticism was that we did not fine the settee and chairs very comfortable and difficult to relax in. Other than that we enjoyed our stay.

  • "The coach house was a great base to explore Cornwall from."

    The cottage was well furnished and had everything we needed. The welcome cream tea was a nice touch and the host, John, very friendly. My only constructive comment would be that the description was that shops and pub within a mile, which we read as we could walk out for an evening drink. This is not possible as a family due to being surrounded by busy roads and no pavements and therefore dangerous.

  • "John was a great host even before we got there he called us to check we knew the location of the coachhouse as it is tucked away and the postcode could confuse some people."

    I had already looked on google earth and found its location but never the less he took time to call just in case. We were greeted by John on arrival the coach house was spotless and everything you would need for short stay great central location for exploring Cornwall.     Great facilities in cottage, particularly if you like to cook, home from home. Light and airy, lovely and warm. Beautiful bathroom. Very small comment that the parking space is a little tight for turning round if you have a long car. We had mastered it by the end of the week but wouldn’t let this stop us from coming again.

    Once you drive down the short farm track to the cottage you feel like you are in the middle of nowhere yet you have all the amenities you could want within a 5 minute drive. It is very well appointed and John is a fantastic host... extremely welcoming and helpful yet unobtrusive, and the cream tea he provides on arrival is a lovely touch. It provides the perfect getaway whether you want a peaceful relaxing break or to spend your time exploring. It is also extremely dog friendly, with some great walks pretty much on the doorstep, so our little dog enjoyed his stay as well! I can't recommend The Coach House highly enough.

    Attention to detail is first class, including a comprehensive library of reading material about Cornwall. The location a few minutes from Bodmin but close to major roads means quick access to routes to other areas of Cornwall. The cream tea waiting for us on arrival was the "icing on the cake". The owner, John gave us good tourist information about the Bodmin area and Cornwall. A great cottage that exceeded our expectations.

The property

Situated close to the centre of Cornwall, making it a perfect base, offering easy access to the whole county, this beautifully converted barn is set just outside the historic town of Bodmin with stunning far reaching countryside views. The Coach house is approached via a private lane, with just the owners as neighbours.

The lane, of arching beech trees and hazel, is lined by Cornish hedges, in Spring, smothered at their base with daffodils and primroses.

This opens into a traditional Cornish farmyard dating from the 16th century with stables, dairy, piggeries and farmhouse, all built from Cornish slate .

The property was once a dairy farm belonging to Lanhydrock House but is now privately owned and no longer a working farm. The Coach House itself at one time housed the farm implements and vehicles but has now been totally remodelled and refurbished to a high standard.

In its elevated position on the hillside it offers expansive views over gardens, woodland and surrounding farmland.

Secluded parking is available for two vehicles. The accommodation sleeps four with a double and a twin bedroom.

The open plan living room with a well equipped kitchen and comfortable sitting and dining areas leads out onto a veranda, ideal for al fresco dining or simply relaxing and taking in the views.

A luxurious bathroom offers both a separate bath and shower. Its central location makes this property ideal for exploring the whole county.

The harbours of Looe and Polperro, on the south coast.

Port Isaac and the surf of Newquay, on the north and St Michaels Mount and St Ives in the west, only an hours drive. Closer at hand historic Lanhydrock House, is a must along with the Eden Project.

And of course we are on the edge of Bodmin Moor. Cardinham Woods 1.5 miles away has miles of walking trails, great for dogs, mountain bike trails, with bike hire, and horse riding facilities, plus a great coffee shop and barbeque facilities by the river. The famous Camel Trail, for walkers and bikers, can be accessed in Bodmin. We provide an extensive list of dog walks, recommended eateries and some suggested day trips.

Lostwithiel 6 miles; St. Austell 13 miles; Padstow 16 miles; Newquay 21 miles.

Bodmin, the one-time County Town of Cornwall with its narrow streets, shops and pubs, is perfectly placed for exploring all that this fabulous holiday area has to offer. The outstanding surf, rugged cliffs and hidden coves of the north coast beaches and the quieter sands and river estuaries of the south coast are both 15 miles away while on the edge of town is the fascinating museum and haunting presence of the old Bodmin Jail. The popular Camel Trail for cyclists and walkers also winds its way through the town on its journey to the sea at Padstow. Close by are the open spaces and wind swept grandeur of Bodmin Moor while the incomparable Eden Project (11 miles), Falmouth’s National Maritime Museum (30 miles) and the beautiful harbour town of Padstow with its famous pubs and restaurants (16 miles) make for great days out. Also within easy reach and ideal for a fun-filled day out, guests can visit Lanhydrock House, the small town of Fowey and Charlestown with its Tall Ships, The Eden Project and Lostwithiel. There is a good choice of country pubs and restaurants in the surrounding area.
