Details of the Gite

The main house and gites date from 1713 and are set within a large, walled, south-facing garden. They are independent of us and each other offering total privacy in a family focussed environment.
Le Cognassier and Le Cerisier have been totally restored to an exceptionally high standard to combine country charm with modern chic. Full of character, the gites have exposed beams and the original thick stone walls help keep them cool in summer. Rooms are generously proportioned, airy and light.Mostly laid to lawn, the gardens offer an extremely safe, enclosed area for playing with fruit trees affording shade from the sun. There are swings, a rope ladder, paddling pool, trike, small trampoline and plenty of outdoor toys and games. Relax as the children build their own château in the large sandpit! Buckets and spades can be borrowed for beach outings. Older ones may like badminton or trying their hand at a game of boules. For the nocturnal, our night skies are incredibly clear and offer fantastic stargazing opportunities.
Our beautiful 11m x 5m swimming pool has a Roman end with steps making it ideal for all ages. It is electrically heated and maintains a constant temperature unlike solar heated pools. It is fenced for total safety and surrounded by lavender and other flowering shrubs. It incorporates a decked area with parasols and teak steamer chairs with plump cushions. Arm yourself with a good book, iPod or just your own thoughts, settle down to some serious sun bathing

In Loulay you will find all your daily needs - boulangerie, grocer, bank, post, pharmacy and restaurant/bar. Free live bands every Friday night in the summer in the village square. A 2 minute drive away.

The medieval market town of St. Jean d'Angély is brimming with character with its leafy squares, timber houses and cobbled streets. The 15th Century clock tower and abbey towers impose on the skyline and the colourful twice-weekly market selling superb regional produce is an assault on your senses. Enjoy a fresh coffee at one of the pavement cafés and soak up the atmosphere.
Restaurants and bars cater for all tastes. Swim indoors at the Atlanty's aqua centre with 50m waterslide. Canoes or kayaks can be hired at the nearby lake. For the less energetic, a round of crazy golf might prove a better alternative.

Booking Terms & Cancellation Policy

The property is offered for holiday rental subject to confirmation by Mr and Mrs S Paine (the owners) to the renter (the client).
To reserve the property the client must complete the booking form and return it with the non- refundable deposit (25% of the total rent due). Following receipt of these the owners will send written confirmation of the booking.
The balance of the rent together with the security deposit is payable no less than 8 weeks before the start of the rental. If payment is not received by the due date the owners reserve the right to give written notice that the reservation is cancelled. Reservations made within 8 weeks of the start of the rental require full payment at the time of the booking.
A security deposit of £150 is required in case of damage to the property. Or its contents and to cover cleaning costs, if necessary. However, this sum shall not limit the clients liability to the owners .The owners will account to the client for this deposit and refund the balance due within 2 weeks after the end of the rental period.
Any chargeable expenses incurred during the rental period e.g. babysitting should be settled locally with the owners the day before departure.
Subject to 2 and 3 above, in the event of cancellations refunds will only be made if the property is relet. (We strongly recommend that the client takes out comprehensive travel insurance).
The maximum number to reside in the property must not exceed that stated on the booking form .No pets are allowed.
The rental period shall commence at 4.00pm on the first day and shall end at 10.00am on the last day. Changeover days are Saturday to Saturday.
The client agrees to be a considerate tenant and to take good care of the property and its contents and to leave it in a clean and tidy condition at the end of the rental. The owner reserves the right to deduct cleaning charges from the security deposit if the property is left in an unacceptable condition.
The client must report to the owners to any defects in the property or breakdown of appliances to enable repairs to be effected at the earliest opportunity.
In the unlikely event that the owners have to cancel the holiday, the client will receive a full refund of any monies paid. Compensation will not be paid if the cancellation arises from a force majeure, e.g. - war, threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or natural disaster, fire, flood, adverse weather conditions The owners sha
