On a hilltop in the Niccone Valley is the enchanting and marvelously restored hamlet, Villa Bastia Estate. With 360 degree views of the valley, the Villa Bastia Estate is surrounded by forests with fig, pomegranate and olive trees. Guests can be accommodated in the three incredibly spacious, bright apartments and in the two small, detached stone houses at the bottom of this hamlet. All are furnished elegantly with local tiles from Deruta. The wide range of accommodation includes large living areas with open fireplaces and floors laid with handmade terracotta tiles. All the apartments are elegantly furnished with antiques and there is satellite television. The comfortable bedrooms all have en suite facilities and air conditioning. The kitchens are all fully equipped (i.e. dishwasher, washing machine, microwave and convection oven) and offer wonderful views from every window. An easy to use alarm system has been installed in every apartment. For a relaxed, but exclusive holiday, the property of Villa Bastia is completed by a beautiful pool (16x8 mt) with superb views over the valley. The old hamlet's chapel was converted into a warm space for delicious buffet breakfasts and dinners by reservation. Gli Ulivi - Sleeps 4, 2 bedrooms + 2 bathrooms The apartment is located in the old Hamlet's courtyard on the first and second floor. Gli Ulivi is a bright, very spacious 2 storey apartment with entrance a few steps up from the old Hamlet's courtyard. It offers astonishing views from every side. Gli Ulivi has its own space in the shady, ivy-covered courtyard (shared with another apartment called I Cipressi) or guests can sit in the large park a few steps from the apartment. Ground floor: Living room with fireplace, large kitchen with large table. First floor: Large double bedroom with en-suite bathroom and shower, twin bedroom with en suite bathroom and shower. I Cipressi - Sleeps 6, 3 bedrooms + 4 bathrooms The apartment is located in the old Hamlet's courtyard on the first and second floor. Outside steps from the suggestive Hamlet's courtyard lead up to the small entrance lobby of I Cipressi, where an important marble staircase connects the 2 floors of the house. This extremely spacious and elegant house has lovely views from each window. I Cipressi has its own space in the shady, ivy-covered courtyard (shared with another apartment called Gli Ulivi) or guests can sit in the large park a few steps from the apartment. First floor: Large sitting room with fireplace open on two sides one of which on the large kitchen with an important table. There is a double bedroom with en-suite bathroom, bathtub, private terrace. Le Ginestre - Sleeps 8, 4 bedrooms + 3 bathrooms Located on the outside wall of the hamlet Le Ginestre is a wide apartment with private space outside accessible via several ground floor French windows. It has enchanting views of the valley ideal for large families or groups of friends looking for an extremely comfortable accommodation. Ground floor: Spacious living room composed of 2 areas, large kitchen, double bedroom and en-suite bathroom with bathtub. La Limonaia - Sleeps 2, 1 bedroom + 2 bathrooms Independent house La Limonaia is a lovely bright independent house in a very secluded position with private space and an enchanting view of the valley, composed of 1 bedroom and 2 bathrooms, perfect for a couple or for a family with a small child. There is a dining room with fireplace connected into a bright living room, kitchen with French window opening on a paved terrace with garden furniture, powder room, 1 double bedroom with en suite bathroom with bathtub and over bath shower. The Chapel The original chapel has been converted into a magnificent dining and drawing room - Club Bastia - for guests, with outside grassy terrace with tables and chairs for dining al fresco. The Chapel is a space used as a communal area between the hamlet's guests, as a welcome and information office, as a place where breakfasts or dinners on reservation are served, or where guests can find books, guides, tennis rackets, laptop of common use. The chapel kitchen and all its equipment in the chapel cannot be used by guests. A gentle stroll leads to the pool tucked into a panoramic grassy terrace and there is plenty of space and shady and peaceful corners in the extensive gardens for all guests.
