HIGH SEASON 2 NIGHT STAYS POSSIBLE UPON REQUEST NOT AVAILABLE FOR BANK HOLIDAY WEEKENDS New York Style This centrally located, loft style, Brighton weekend accommodation is designed with 3 things in mind:space, that is as versatile as it is comfortable; great use of furnishings and fittings that surprise, inspire and delight; the notion that weekend accommodation can – and should – look and feel just like a beautifully designed home. It includes a huge living space, 4 bedrooms, a self-contained annexe and secure off street parking. Cutting Edge Space Accessed by its own private front door, and situated on the first floor, the living space consists of an enormous 1000 sq ft open plan area with exposed steel beams, oak floors, large Crittall style windows and walls either clad in oak panels or finished in raw white plaster, a kitchen, shower and cloakroom. The floating staircase, designer furniture, bespoke storage, a huge flat screen TV and a selection of limited edition photographic prints and art work add to this beautifully lit, relaxed and very cool, extraordinary space, with cutting edge design epitomised by the attached shower and wash room, a state-of-the-art fibreglass shell, and by its kitchen area, with oxidised metal sheeting covering the units. The kitchen table seats up to 18 people, perfect for your special event. Italian Sleep Situated on the top floor, off a naturally lit corridor, and accessed by way of the above mentioned floating staircase, the bedrooms run the length of the building. There are 3 standard sized rooms and one master bedroom. Each room has a double bed, storage and fittings. One of the standard rooms and the master bedroom includes an open plan steel bath. Annexe There is an annexe which may be accessed by a private set of stairs, and comes with its own kitchen and en suite shower room. The property can comfortably accommodate groups of 10. In the event of a larger group booking, roll-out beds and sofa beds will allow for up to 18 guests. The layout: Open Plan Living Area Sleeps 2 You walk up the stairs into a huge open plan living area. There are 5 sofas so plenty of room for everyone to sit and relax. One of these sofas is a sofa bed providing space for an additional 2 people to sleep, or can be kept as sofas for a nice communal area for guests to relax in. There is a large flat screen television for entertainment. The kitchen is at the far end and is fully equipped with everything you will need. Including double oven, microwave, large fridge freezer, washing machine and dishwasher. Wet Room 1 Just off the main living area is a wet-room. Bedroom 1: Sleeps 3 Walk up the floating metal staircase and the first bedroom off the hallway can sleep up to 3 guests. We have a zip and link bed which can be arranged as a double or as 2 singles. There is an additional single guest bed. There is also the luxury of a bath in the corner. Bedroom 2: sleeps 3 Next bedroom along the hallway can also sleep up to 3 guests. Again with zip and link beds that can arranged as 2 singles or 1 double. This bedroom also has an additional single guest bed. Wet Room 2 Situated between bedroom 2 and 3 is another wet room. Bedroom 3/Master Bedroom :Sleeps 4 At the end of the hallway there is bedroom 3. This is the largest of the bedrooms and can sleep up to 4 guests. We have a zip and link bed which can be arranged as a double or 2 singles.(please specify your preference in the booking form comments section) There is also an additional 2 single guest beds. This bedroom also benefits from a bath in the corner. Bedroom 4 can be accessed through bedroom 3 by a door. For extra privacy a curtain can be drawn in bedroom 3 if bedroom 4 is to be accessed. Bedroom 4: Sleeps 3 At the end of the hallway is the final bedroom. This bedroom can sleep up to 3 guests. There is a zip and link bed which can be arranged as 2 singles or one double.(please specify your preference) There is also an additional single guest bed. Studio/Self Contained Annexe: Sleeps 3 Downstairs from bedroom 4 the is a self contained studio. This open plan studio comprises of a lounge/kitchen which has a double sofa bed allowing 2 additional guests to sleep here. There is also an additional single guest bed. The kitchen is fully equipped with everything you need. Wet Room 3 In the studio there is another wet room. PLEASE NOTE: Whilst the property can accommodate 18 guests it does feel a bit like a dormitory! The ideal group size is 10 with 2 guests per bedroom/studio, 14 works well with 3 in each of the bedrooms and 2 in the studio, 16 is OK if you squeeze an extra guest in the master bedroom and studio. 18 means you have 2 guests on a sofa bed in the main living room. please read the property specific House rules prior to booking.
