"There are three bedrooms: two doubles and one twin. The bathroom features a free-standing bath, a handheld shower, a basin, and a WC. There is also a shower room equipped with a walk-in shower, a basin, and a WC. Cloakroom with WC and basin. Kitchen with coffee maker, microwave, fridge, electric oven, halogen hob, AGA, washing machine and dishwasher. Dining room. The sitting room has an open fire. Central heating is provided by oil, with an open fire in the sitting room. There is WiFi and a Smart TV. Fuel, electricity, and a starter kit for woodburning stoves and open fires are included in the rent. There is off-road parking for three cars, with additional parking available on the roadside. Large back garden with patio, log burners, grill, furniture, and lawn. We welcome two small, well-behaved dogs. Sorry, no smoking allowed. The nearest shop is 2 miles away, and the nearest pub is 0.1 mile away. Please keep in mind that this property has a Good Housekeeping Bond of -ú350. Please keep dogs downstairs and in the kitchen at all times. Please be aware that the ceilings are low due to the age of the property; please exercise caution. Please be aware that there are two steps leading down into the double bedrooms; please use caution. The Small House is an idyllic dwelling for a refreshing break with loved ones in the Cotswolds."

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
