Details of the Cottage
"There is a kitchen/diner with electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, dining seating for four and a sitting room with an open-fire and TV with Freeview and DVD Player. The bedrooms consist of a double and a twin bedroom, along with a bathroom. Outside, there is a private garden with furniture and off-road parking for 3 cars. There is a travel cot and highchair available on request. WiFi, fuel, power, bed linen and towels are all included in the price. Apologies, no pets and no smoking. Within 1.9 miles there is a shop, within 2 miles a pub and within 1.8 miles, a beach. Lee Barton Farmhouse is a rustic abode, perfect for families and friends alike. Please note: Due to ponds in the garden children must be always supervised at. Please note: Check-in is at 4pm and check-out is 10am."

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
