"The Garden Room, a single-storey studio-style annexe, consists of a king-size bed, kitchen with electric oven, induction hob, fridge with icebox, coffee maker, kettle, toaster, dining seating for two, and a sitting area with a TV. There is a shower room with a walk-in shower, basin, heated towel rail, and WC. WiFi, fuel, power, bed linen, and towels are included in the rent. Outside, there is an enclosed front garden with a table and chairs and off-road parking for two cars behind an electric gate. Sorry, no pets and no smoking. Guests can find a shop in 0.4 miles, and within 1 mile, a pub. All of this and so much more with a stay at the welcoming The Garden Room. Note: There are 2 steps up to access the shower room. Note: No children allowed."

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
