"Ivy Cottage is a detached cottage housing a kitchen, a dining room with woodburning stove, utility and a sitting room. Appliances include an electric oven and hob, microwave, fridge/freezer, washing machine, tumble dryer and for entertainment there is a TV and WiFi. Highchair available. The bedrooms include a double with en-suite basin and WC and two twins, served by a shower room. Outside there is a garden patio with furniture and a small pond, plus off-road parking for two cars. Within 1.4 miles or less there is a shop, pub and beach and please note, this is a non-smoking property. Sorry, no pets. Fuel, bed linen and towels are included in rent. Ivy Cottage is a hidden gem in this part of Essex. Note: Steep staircase, not suitable for those with limited mobility. Note: There is a pond in the garden, children and animals must be supervised"

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
