"The Babbling Brook Nook consists of a ground-floor studio-style layout with twin bed and sitting area with Smart TV and kettle. There is a wet room with walk-in shower, heated towel rail, basin, and WC. You'll find a shop in 0.5 miles, pub on-site miles, and river in 0.9 miles. WiFi, fuel, power, bed linen, and towels are included in the rent. Sorry, no pets and no smoking, e-cigarettes or vapes unless in a permitted area. The Babbling Brook Nook is a fine base for a rural retreat in Devon. Note: There will be no facilities open on site between 24/12/25 - 03/01/26 (swimming pool, bar, launderette). Note: Bar open Sunday - Thursday only. Note: Conservatory shared with Suite 2. Note: Property is level and accessible. Note: The d+®cor may differ slightly to the one photographed, however all advertised facilities will be provided. Note: The charging of electric vehicles is not permitted on site"

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
