Tucked away in a quiet neighborhood within Leon Valley center to many restaurants and parks, the Den can be your retreat in a dense suburban feel with views of stars at night. The Space: The Den offers a ·1 Large Primary Bedroom (King Bed) ·3 Guest Bedrooms (Queen sized beds) ·2 Bathrooms ·Large kitchen with chef sized fridge and freezer ·Outdoor BBQ Grill. ·Plenty of living space with a large sectional leather sofa .Game Room (Pool Table, Darts, Board Games and more) ·Dinning room ·Outdoor furniture The space is perfect for large families & friend get-a-ways. Feel like staying in for the night? With Roku on every TV, we’re certain you’ll find something to watch. Guest Access: The home is equipped with a Wi-Fi door lock, guest will be provided a code upon booking. Interaction with Guests: I will interact with the guests as much or as little as they are comfortable with. I am available for questions via text, phone, or message at any time. The Neighborhood: Simple safe rural neighborhood located in the Northwest area of San Antonio. You’ll be staying a short drive from grocery stores like Walmart and H-E-B. In the mood to shop? Close by you will find · The Rim (Shopping Center) · La Cantera (Outdoor Mall & Resort) · The Town of Boerne, home to antique shops and boutiques Experience the day at Six Flags riding roller coasters, testing your driving range skills at Top Golf, or competing in friendly competitions at the Andretti Karting & games (Indoor amusement hub with arcade games, a go-karting track & bowling, plus a casual restaurant). In addition, you’ll be only 20 minutes away from downtown San Antonio where you can walk the Riverwalk or visit the historic Alamo. Getting Around: The best way to get around is by vehicle or Uber/Lyft. Other Things to Note: Big possibility of seeing deer and other wildlife (: House Rules: Prearrival Tasks: Guests are required to fill out a short check-in form that will be sent via a link in the booking channel. This must be completed before your reservation starts in order to receive check-in instructions. If your stay is equalt to or longer than 28 days we do require guests to sign a rental agreement as well. House Capacity: House capacity is 8 guest max. No more than 8 people can be inside of the home at once. After 10pm, only guest who are reserved are allowed in the home. Anyone in the home after 10pm will have to be added to the reservation. If you chose to break this rule and have more than 8 people in the home, your reservation will be terminated. If you have concerns, please feel free to each out to me directly. Loitering/Loud Noises: No loud noises or loitering in the front of the home at any time of the day. To be clear coming and going, parking and retrieving your items from your vehicle is absolutely fine. Continuous loud noise will result in a $50.00 fine and possible termination of your reservation. Parties/Events: No parties that consist of more than your guest count. To be clear it is okay to have a celebration / get together if the amount of people does not exceed the number of people in the reservation. The max you can reserve for is 8 guests. If you reserve for 8 guests, it is okay to celebrate respectfully while following the other house rules. No Smoking Policy: Smoking is allowed OUTSIDE ONLY Smoking inside of the home will result in a $200 fine No Pets: Pet/animals are NOT allowed. We are animal lovers ! But we have to respect possible allergic reactions for future guest and do not want to have any risk. This also means that if you are having guest visit , they cannot have animals either, even if it is not staying. Dangerous/Unlawful Activities: Do not participate in any unlawful or dangerous activities. For example, do not wrestle in the property, play with weapons, or use items in the house as weapons. Do no partake in illegal substances while staying with us. Late Check-outs: A $50 fine will be charged to you for every 30min after 11:15am, check out is at 11am or earlier. To be clear, if it’s 2 minutes into the 30-minute period you will be charged a full $50.If you need more time, simply contact me the night before to set up a late checkout. Our cleaning staff has a tight schedule and one guest being extremely late can cause others to have a delayed check in. Lost Items: Lost items will be held for two weeks, except for food items those will be thrown away immediately. If they are not claimed within two weeks of your check out date, then they will be donated to our local goodwill. Any items that need to be shipped will cost an additional $20 on top of shipping cost. You can always contact us and have your items picked up for free. Please claim your items. Please let us know about any issues you are having within the first 24 hours of check in. If your reservation is only for one day, please let us know ASAP so that we can help better your stay. If we don’t hear from you, we will assume that everything is fine. We do not like to bother our guest during the duration of their stay; however, we are always here to help. Do not build a list of issues and wait till the end of your reservation to let us know. We want to each guest to enjoy our homes to the fullest.
