The Barn has 3 bedrooms: 1 king-size ensuite, 1 twin bedroom and 1 double gallery bedroom on the first floor. There is a bathroom with bath and shower on the ground floor. The kitchen is fully equipped with cooker, ceramic hob, fridge, freezer, washing machine, dishwasher, microwave. Flat screen TV and DVD player in the lounge, fully heated with electric heating, stunning wood floors throughout. This is a beautiful, relaxing countryside location and the stunning features of The Barn make this an ideal base to explore Somerset. Lyme regis and Charmouth are a short drive away.
There is ample parking. Only 5 minutes from the M5 and A303, easily accessible from London, Bristol, Exeter. Located on our working farm there are always cattle to see with their calves, grazing in the surrounding fields. Walk to country pubs from here, walking along the East Deane Way that runs through the farm. Ideal for cycling, walking and relaxing. Hot tub use is included at the on site spa room. Large garden and enclosed patio area with seating.

The Barn is located in Taunton, Somerset

We are located on the East Deane Way, a Taunton Deane footpath network over several miles. Walk from here to The Bird in Hand at North Curry, across fields. There are several lovely footpaths running from the farm for several miles. Kilve on the north coast and Lyme Regis or Charmouth on the south coast, for fossil hunting are a short distance by car.Bath and Glastonbury are easily reached for a day trip. The West Somerset Railway is nearby, for rides on a stem train to Watchet and Minehead. Taunton is only 5 miles and we are easily accessible form the M5 J25, only 10 minutes.

Booking Terms & Cancellation Policy

Booking Terms & Conditions
1. A 50% deposit is required on booking and is payable within one week of making the reservation.
2. Payment of the balance is due one month before arrival. Late payment will incur interest at 2% and will automatically be added to the balance after the due date.
3. A single payment for the total amount of the booking is the responsibility of the person making the booking. The person named making the booking is responsible for any damage charges incurred during the dates booked.

4. In the event of a cancellation 8 weeks minimum before arrival, if we are able to re-let the accommodation we will refund the deposit less a £95 administration charge. No refunds are offered for cancellations made less than 8 weeks before arrival.
5. Damage deposit: A damage deposit of £10 / person is an additional charge made at our discretion and added to the final balance one month before arrival. This amount will be refunded within two weeks of departure if no damage to the property or its contents has occurred. This includes extra cleaning charges where the accommodation has not met a reasonable standard of cleanliness on departure.
6. All the accommodation is strictly ‘No Smoking’, except outside.

7. The number of persons stated when booking shall not exceed those staying. We require a completed occupancy form stating names of everyone staying before arrival.
8. Strictly no day or evening guests on site except by prior arrangement.

9. Reasonable access to the properties must be allowed at all times to the owners and their representatives. Improvements and maintenance are carried out to the grounds and properties throughout the year and we do our best to ensure guests are not inconvenienced.

10. Cars are parked at owners’ risk and we require a completed list of car registration numbers one month before arrival.

11. Personal belongings are the responsibility of each member of the party. We accept no liability whatsoever for any accident, loss or damage to your property unless it is demonstrably due to our negligence. We cannot be held responsible for failure of water and electricity supplied or any disturbance that is beyond our control.

12. No outside caterers on site other than bookings through Somerset Spa Ltd.
