"Topsails is a detached property housing a kitchen, utility, dining room and a sunroom. Appliances include an electric oven and hob, microwave, fridge/freezer, dishwasher, washing machine, wine cooler, electric woodburning stove and Smart TV. The bedrooms include a ground-floor double, a further double, a twin, and a bunk, serviced by a bathroom and cloakroom. Outside there is a garden patio with furniture, lockable bike storage and off-road parking for two cars. Within 0.5 miles or less there is a shop, pub and beach and please note, two well-behaved pets are welcome but sorry, no smoking. WiFi, travel cot, highchair, fuel, power, bed linen and towels are all included in the price. Topsails is a fantastic retreat for families looking to holiday on the Isle of Wight. Please note: This property does not accept stag/hen do party bookings. Note: There is a 3-night minimum restriction on this property."

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
