"Oak Cottage is a reverse-level property consisting of a first-floor open-plan living space with kitchen equipped with electric oven and hob, microwave, fridge/freezer and dishwasher, a dining area with seating for two guests and a sitting area with TV and woodburning stove, as well as an external utility with washer/dryer. There is one ground-floor double bedroom, along with a ground-floor bathroom. Outside there is an enclosed rear garden with lawn and furniture, bike storage and off-road parking for one car. Within 0.1 mile you will find a shop, pub and the River Eden, and please note that one well-behaved dog is welcome but sorry, no smoking. WiFi, fuel, power, bed linen and towels are all included in the price. Oak Cottage is a welcoming property for a country stay in Cumbria. Note: This is an adult-only property."

Booking Terms & Cancellation Policy
"All prices are inclusive of the booking fee.
Winter Short Breaks (WSB) are available at many properties in the ""Winter"" period - subject to availability. Extra nights are charged pro rata of the weekly rental.
Off Season Breaks (OSB) are available at many properties in parts of the ""Low"" and ""Mid"" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.
""Last Minute Breaks"" (LMB) are available at most properties throughout the ""LOW"", ""MID"", ""HIGH"", ""PEAK"", ""XMAS"" and ""NEW YEAR"" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday."
